PETS

We are so glad to host your pet! But unfortunately, they are not allowed on the beds or sofas. Our cleaning staff needs to wash the sheets and duvet covers multiple times to remove pet hair. If pet hair is found on the beds, you will be charged an additional $50 per bed for extra cleaning.

Kitchen

  • When you come and go, make sure the storm door is closed. It can get very windy and if it’s not closed it will swing around and break.

  • The under-cabinet lights are turned on and off by tapping the button on the light strip closest to the refrigerator.

  • Feel free to help yourself to olive oil, spices, non-perishables, etc.

  • The tap water is safe to drink and is provided from our private on-site well.

  • Please empty the refrigerator before you depart.

Garbage

  • Please put garbage bags and recyclables in the bins outside.

    • During warmer months the bins will be in the shed outside (so as to not attract the curious bears!).

    • During colder months the bins will be under the balcony outside the kitchen.

  • Garbage collection day is Wednesday. Our property manager takes the bins to the curb on Wednesday mornings and puts them back in the evenings, so you don’t have to worry about it!

Dining room

  • The switch for the dining room light is under the silver frame in the den.

Den

wood-burning stove directions

You are welcome to use the wood-burning stove during your stay. Firewood is not included, but in the event that there is some located in the den, you are welcome to use it. Otherwise, you can purchase firewood and starters at Guido’s, Big Y, Market32, or Carr’s in Great Barrington.

It is the guest’s responsibility to comply with these directions and use the wood-burning stove responsibly:

  • It must be at least 20 degrees colder outside than the inside temperature of the house in order to safely light a fire in the wood-burning stove. If the indoor-outdoor temperature differential is too low, the house is likely to fill with smoke as a result of bad draft conditions. Why? In order for the chimney to function as it should, the cold air needs to draw the smoke up and out of the chimney, if it is too warm outside and cold inside of the house, the hot air and fire by-products (including smoke and carbon monoxide) will enter the room.

  • The stove is an EPA-certified Vermont Castings Aspen.

  • It features Continuous Combustion Control™ (C3) Technology and automatically optimizes heat output and efficiency throughout the life of the burn. It does not require manual air control of the vents.

  • Open the damper (located on the upper right-hand side of the stovepipe) before starting a fire. Close the damper when the stove is fully cooled after a fire. When the damper is horizontal it is open and when it is vertical is it closed.

Living Room

  • The switch for the backyard area lights is to the left of the sliding glass doors.

  • Check out the gift shop in the closet!

Heat and air conditioning

The house is heated by hot water baseboard heaters. They are located in every room of the house.

  • Kitchen Thermostat: Controls heat for the kitchen, dining room, and den.

  • Living Room Thermostat: Controls heat for the living room.

  • Green Room Thermostat: Controls heat for the Green Room.

  • Upstairs Library Nook Thermostat: Controls heat for the library nook, the purple bathroom, the private office, and the Yellow Room.

  • White Room Thermostat: Controls heat for the White Room, Pink Room, and white bathroom.

There are mini-split AC units in the Den, living room, Green Room, Yellow Room, and White Room. These also function as heat pumps for the colder months.

Washer/dryer

  • Located in the basement. The door to the basement is under the stairs in the dining room, please watch your step as it is a very old stone pile foundation basement! Children are not allowed in the basement.

Deliveries

  • If you have something delivered it will likely be left on the doorstep, but if it’s a small package it may have been left in the black mailbox directly across the street.

No excessive noise shall occur after 8:00 PM or earlier than 8:00 AM.

Events that include amplified music or tents which would customarily require a license or permit are prohibited. 

VACATION RENTAL HOUSE RULES

  • Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.

  • All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager of Warm Welcome during their stay.

  • Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

  • This Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times.

  • Guests must supervise any babies and children at all times. The property is not fenced in and is located on a trafficked street.

  • Children are not permitted in the basement. It is a nearly 150-year-old basement and is not suitable for children.

  • The property is located beside protected wetlands. Guests are advised and cautioned against entering the wetlands surrounding the premises, as such entry may result in serious injury or harm.

  • Guests and Visitors must keep noise to a minimum as not to disturb neighboring properties – especially during nighttime hours (e.g. 8pm – 8am), and upon arrival and departure; Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.

  • No more than ten guests can stay overnight at the property. Guests are allowed a maximum of 5 Visitors at any time during their stay. Visitors are complicit with these House Rules.

  • Please return items used to where they were found (i.e. if you use the cornhole set, croquet set, and/or cabana chairs, please return them to the shed before you depart).

  • Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental unless permission is explicitly requested, in writing, by the guest, and granted, in writing, by the host. Any small gathering must comply with other rules set regarding Noise, the Neighborhood, and Visitor numbers.

  • Parking is available for up to six compact cars.

  • Guests and their Visitors are to dispose of Garbage and Recycling in the allocated trash cans stored. Excess rubbish must not be left in public or common areas, and Garbage and Recycling arrangements at the Vacation Rental are as follows:

  • Remove all trash and recycling and place it in bins before checking out.

    • During warmer months, the bins will be located in the shed on the property as to not attract curious bears.

    • During colder months, the bins will be located under the balcony next to the kitchen.

    • Trash and recycling pick-up is on Wednesdays. The property manager will take the bins to the curb on Wednesday mornings and return them in the evening, so you don’t have to worry about it!

  • Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

  • Guests must switch off lights, air conditioning, fans, and electronics such as televisions when not in use to promote energy saving.

  • It is not permitted to leave the air conditioning units on when Guests are absent from the Vacation Rental.

  • Smoking is not permitted inside the house.

  • Dogs are permitted at the Vacation Rental for a fee of $75 per stay when five nights or less and by request for stays of longer than 5 nights. The property is not fenced in. Dogs must be on a leash on the property. Please wipe your dog’s paws when entering the house. Dogs are not permitted on beds. If pet hair is found on the beds, you will be charged an additional $50 per bed for extra cleaning.

  • Tap water is safe to drink and is provided from our private on-site well. It was comprehensively tested in June 2021.

  • The wood-burning stove is available for your use. Firewood is not included but is available at any of the local grocery stores. Guest assumes all responsibility when using the wood-burning stove. It is the guest’s responsibility to read and comply with the directions provided on-site, they are also available here.

  • There are some canned goods and other imperishable foods in the kitchen pantry which you are free to use as you wish. Always check the expiration date before eating anything. We always make sure not to leave expired food in the house, but oversights may happen.

  • Please do not use candles in the house. A fee of $50 per candle will be incurred if any dripped wax is found and in the event that furniture is dripped on, the full cost of the item will be charged to the guest.

  • In the event of an emergency relating to the Vacation Rental, host and property manager’s emergency contacts are in your confirmation email.

  • Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

  • All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a deduction from the security deposit. And; To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also; No bathroom towels are to be removed from the property (i.e. for beach use).

  • The lock box has one (1) key and spares are hanging on hooks in the kitchen by the entrance. A fee of $100 will be incurred per lost key.

  • Home births are not allowed on this property.
